We self-manage the majority of our portfolio - handling leasing, capital projects, and staffing entirely in-house. We climb on roofs, shake hands with our tenants, and solve problems directly. This is not a cost-cutting measure. It is a competitive advantage. Proximity to our assets means faster decisions, deeper market knowledge, and stronger tenant relationships.
Compounding Over Time
We are not optimizing for quick flips or short-term IRR. Our thesis is built on the power of compounding - patient capital deployed into assets we understand deeply, managed with operational intensity, and held through cycles. The math of compounding favors those who can wait.
Expansion Optionality
We consistently seek assets with room to grow. Land for future phases. Adjacent parcels. Zoning that permits expansion. This optionality is often mispriced because it requires capital and operational capability to realize. We have both.
Markets Matter
We focus exclusively on high-growth markets in the Southeast - areas with population influx, economic diversification, and favorable regulatory environments. We would rather own a well-located asset in a growing market than a trophy property in a stagnant one.
